About Gemma


Gemma Quinn is a Partner and Head of Professional Services in the London Office which incorporates Valuation, Lease Advisory, Business Rates, Leasehold Enfranchisement and Out of Town Retail. She is also Regional Head for London and sits on the Partnership Board.

 

Gemma joined SHW in November 2017 as an Associate in the London Office, progressing to Director in 2021 and Partner in 2023. She undertakes all types of valuations, within both the commercial and residential sectors for a number of purposes; including, secured lending, inheritance, capital gains, internal accounts and matrimonial/family disputes. Gemma has experience of specialist Charities Act valuations, portfolio valuations for secured lending purposes, valuations of HMO’s, schools, GP surgeries and churches as well as acting as a Single Joint Expert Witness.

Gemma also provides Landlord and Tenant rent review and lease renewal advice. She is experienced in advising landlord and the tenants regarding residential lease extensions. She has successfully represented leaseholders in Prime Central London against several of the landed estates.

Project Experience

Recent SHW activities have included:

  • Valuing large portfolios for secured lending purposes including 7 funeral homes in Surrey, 21 BTL residential properties in East London and 26 flats in Mayfair
  • Undertaking the valuation of residential properties in Clapham and Bath for pre-acquisition purposes acting on behalf of overseas buyers
  • Assisting in lease advisory and valuation advice relating to rent reviews of retail units at Farringdon and South Kensington Stations, Central London with Transport for London (TfL)
  • Undertaking the retrospective valuation of a flat in Mayfair for tax purposes as of 2015, on the basis of the freeholder’s reversionary interest with a short lease of 39 years unexpired
  • Valuation for accounting purposes of a self-contained office building extending to 42,000 sq.ft at Clapham Junction
  • Completing numerous secured lending valuations for high street banks and bridging lenders of commercial and residential properties in Central and Greater London
  • Carrying out Probate Valuations of residential and commercial properties in accordance with RICS and HMRC guidelines
