SHW overhaul industrial units in all kinds of condition, to bring them back to market and obtain better rental values. In addition, works to roofs and other elements, can improve energy performance and sustainability.



The unit in the pictures above had suffered long term occupation by an electro-plating company, including substantial areas of acid and other chemical baths.  This resulted in the extensive corrosion staining seen to the floor and lower walls.  However, it also resulted in a corroded structural frame section and some adjacent roof purlins.

 

SHW arranged for inputs from a Structural Engineer and draughtsman; obtained Planning; scheduled, tendered and administered the works to completion; arranged Building Regulations certification; secured long term warranties in respect of roof works, subject to maintenance requirements; then marketed the completed unit and secured a new Tenant.

The works undertaken included: replacement roof and metal wall cladding; structural repairs to frame; removal of remaining unwanted items; renewed electrics throughout; replacement of all doors and windows; overhaul of concrete floor finished with industrial grade epoxy coatings.

 

Works were undertaken and completed during the height of the Coronavirus pandemic, which primarily resulted in amended management of the works to reduce the amount of site personnel at any time.  It also meant managing around those suffering from the illness and dealing with materials delays.

 

While there was some unavoidable slippage to the programme, this was limited, and the project was brought in on budget.
