Building Consultancy case study - optimising estate assets

Building Consultancy

SHW undertook a portfolio instruction for a Cats Protection including Reinstatement Cost Assessments (insurance valuations), floor plans and a variety of Schedules of Condition on their properties. Their site on the Isle of Wight incorporates the original bungalow residence and a large Adoption Centre, where SHW were instructed to undertake a Feasibility Study to better understand the potential for improving the way in which their property was being used.

It was decided that the bungalow - which had been serving as the Manager's residence - should be converted to be used as the offices, staff facilities and administration centre. Consequently some alterations were made to the main centre to re-purpose duplicate functions.

Our project administration strategy included:

  • Devising schedule of works incorporating the Client's detailed requirements - subsequently tendered to five contractors, including a local engineer commissioned for structural design
  • CDM, Health & Safety and Principal Designer roles
  • Arranging liaison between all parties and schedule workflow
  • Conducting asbestos survey

The actual building project included: stripping, upgrading and relaying the pitched roof; new rainwater goods; rendering of the external walls; removal of chimney and various internal walls; new kitchen and bathroom facilities; front access ramp with handrails; and overhauling of soft and hard landscaping.

SHW were then instructed on some further works at the property and continue to work regularly with the client across their portfolio.

The offices were opened by the Mayor of Ryde in April 2019 at which two kittens we named after the mayor and the charity's Chief Executive.

Cats Protection's Property Team provided the following testimonial: "SHW demonstrated close attention to detail in order to deliver client requirements within a specified budget range.

"The project was well managed with good communication between Cats Protection, SHW and our Contractor. Cats Protection is very pleased with the new facility which has made a huge difference to the day to day function of the centre and the experience of our potential adopters. It has been a pleasure to work with SHW on this project."
