SHW’s Building Consultancy Team successfully delivered a programme of external repairs, maintenance, and redecoration works at 3 Cadogan Square, Chelsea, London, on behalf of Cadogan Estates Ltd.



 

Project Overview

 

Appointed as both Contract Administrator and Project Manager, SHW oversaw the delivery of works to this fully occupied six-storey residential building, located within a prominent Chelsea conservation area.

 

The project was procured under a JCT Minor Works Building Contract, with Rama Property Refurbishment Ltd. acting as Principal Contractor. The works were completed within a 14–16 week programme, with a contract value of £145,026.10 plus VAT.

 

Project Challenges

 

Delivering external refurbishment works to a live residential building in a high-profile conservation area presented a number of challenges:

 

  • Maintaining resident comfort and safety throughout the works

  • Minimising disruption in a fully occupied property

  • Adhering to strict requirements associated with a conservation area location

  • Ensuring consistent quality across a varied and detailed scope of works

Scope of Works

 

The project encompassed a comprehensive package of works across the building’s external envelope, including:

 

  • Roof works: Replacement of defective slates, application of liquid waterproofing to box gutters, leadwork treatment, and asphalt repairs

  • Façade repairs: Repointing, specialist masonry cleaning using a DOFF nebulous water system, and detailed stonework and cornice repairs

  • Joinery upgrades: Overhaul of timber windows and doors, including resin repairs, putty replacement, and sash easing

  • Drainage and rainwater goods: Cleaning, sealing, and a full CCTV drainage inspection

  • External redecoration: Application of Dulux Trade Weathershield systems to all timber, metal, and masonry surfaces

 

A pilot window sample was prepared and approved by the Contract Administrator prior to full rollout, ensuring quality standards and finishes were clearly established from the outset.

  • Strict quality control procedures, including staged inspections
