SHW - Strategic Due Diligence for a Prime Residential Acquisition

Building Consultancy, Business Space, Development, Residential, Valuation

Craig White, Director at SHW, was instructed to undertake a pre-acquisition survey of a Grade II* listed mid-19th century townhouse in Knightsbridge that was being marketed for in excess of £10 million. Arranged over seven floors, the property had undergone extensive refurbishment, including the creation of two additional basement levels comprising a swimming pool, spa facilities, cinema, nightclub area, plant rooms and extensive building services.

Given the scale, complexity and value of the asset, the client required detailed technical due diligence to identify potential risks, ongoing liabilities and matters requiring further investigation before proceeding with the acquisition.

SHW's Approach

Recognising that a conventional building survey would not provide sufficient insight, Craig adopted a risk-based due diligence strategy that considered not only the physical condition of the property but also the implications of its listed status, historic alterations, basement construction and specialist installations.

To provide a comprehensive assessment of the building services, SHW collaborated with specialist engineers BMCG Limited to review the complex mechanical and electrical systems serving the property.

The resulting report prioritised key issues according to risk and included advice relating to:

· Physical defects and future maintenance liabilities

· Specialist investigations and technical reviews

· Statutory compliance requirements

· Verification of approvals, warranties and supporting documentation

· Matters requiring legal and title investigation

This enabled the client to focus on the issues most likely to affect the purchase decision and future ownership costs.

Outcome

The survey provided the purchaser with a clear understanding of the risks associated with acquiring an unusually complex listed residence. Particular attention was given to the verification of statutory approvals, documentation relating to the basement redevelopment, property rights and the long-term maintenance implications of the extensive specialist facilities and services.

Through detailed technical due diligence and clear, commercially focused advice, SHW helped the client make an informed acquisition decision with a full understanding of the property's potential risks and future liabilities.
