Project Overview

This project was initiated to address longstanding issues with the building’s external fabric and to enhance the property’s overall appearance and structural integrity. The team undertook a detailed assessment of the building prior to commencement, ensuring that all necessary works were identified and prioritised.

Scope of Works

The project included a comprehensive programme of external repairs and redecorations. The works comprised roof repairs, re-rendering, timber repairs, and redecorating the entire front elevation of the building. Specifically, the roof repairs involved replacing damaged tiles and ensuring that the roof was fully watertight. The re-rendering process addressed cracks and other defects in the external render, restoring the façade to its original condition. Timber repairs were carried out on the windows, doors, and decorative features, including the fascia and soffits, which had suffered from weathering and rot over time. The front elevation was then redecorated, using high-quality, weather-resistant paints to ensure a durable finish and to revitalise the property’s kerb appeal.

Project Challenges and Completion

During the course of the project, it became necessary to overlay the rear roof, which extended the overall timescale. This additional scope was identified after intrusive investigation revealed unexpected deterioration of the existing roof covering. The overlay process involved installing a new membrane and protective layers, ensuring that the rear roof was properly secured against future weather events. In addition, adverse weather conditions, including persistent rain and strong winds, contributed to further delays and presented challenges for site safety and materials handling. Despite these obstacles, the team maintained close communication with the client and local residents, providing regular updates and ensuring minimal disruption. The building works have now been completed to a high standard, and the property is looking greatly improved, with enhanced protection against the elements and a refreshed appearance that complements its surroundings.
