Comprehensive Dilapidations Project Managed by SHW Building Consultancy Team




Project Overview

SHW Building Consultancy was appointed as Contract Administrator, Project Manager and CDM Advisor by a private landlord to oversee the refurbishment of an industrial unit in South London following the expiry of a commercial lease. The project formed part of the landlord’s wider dilapidations strategy and was undertaken to prepare the property for an incoming tenant under an Agreement for Lease.


Initial Inspection and Findings

Initial inspections identified widespread water ingress through the existing roof covering, together with redundant inspection pits installed by the previous tenant and general disrepair throughout the property. Further investigations confirmed that the existing roof was unsuitable for an overcoating system, making complete replacement the most appropriate long term solution.


Scope of Works

SHW prepared a detailed Schedule of Works and managed the project from procurement through to completion. The works included replacement of the existing roof with a new insulated Kingspan roofing system, structural reinstatement of redundant inspection pits, internal repairs and redecoration, together with statutory compliance and building fabric improvements required to prepare the property for reoccupation.


Refurbishment and Compliance

The refurbishment incorporated extensive building fabric repairs and statutory compliance works to ensure the property met current standards. SHW coordinated the Building Control approval process for the structural reinstatement works and obtained all relevant statutory certification upon completion. The upgraded insulated roof also significantly improved the building’s thermal performance and EPC rating.


Project Management and Delivery

Throughout the project, SHW acted as Contract Administrator, Project Manager and CDM Advisor, coordinating the contractor, specialist consultants and wider project team. Careful management of programme, cost and quality ensured the works were completed efficiently, and the property was handed over ready for occupation in accordance with the Agreement for Lease.


Outcome

The refurbishment successfully transformed the property into a compliant, watertight and market ready industrial unit. By managing the project from initial inspection through to completion, SHW enabled the landlord to enhance the value of its asset, improve the building’s energy performance and deliver the property ready for its incoming tenant.
