SHW - Out With The Old, In With The New - Roof Renewal

SHW’s Building Consultancy Department has completed a renewal of the flat roof serving 180 High Street, Beckenham. The works included stripping the roof back to the timber joists and installing a new Approved Document L Building Regulations compliant mineral felt flat roof.



Following core samples an intriguing roof build up was identified:

 

  • GRP overlay
  • Mineral felt overlay 2
  • OSB board
  • Mineral felt overlay 1
  • Plywood
  • 50m Asphalt
  • 80mm Stramit board
  • Timber joists

 

Alex Parker, SHW’s building surveyor identified one of the main challenges involving removing the original Stramit board roof deck as it is a deleterious material which is prone to losing its strength when wet, as these boards were. Acting as Principal Designer, SHW undertook a design risk workshop with the project team to understand the risks involved and produced a pre-construction information pack to be appended to the specification, highlighting the risks to the contractors tendering for the works.

 

  

As the roof was being renewed it needed to be brought into compliance with Part L of the Building Regulations – conservation of energy – which was achieved by installing Kingspan PIR insulation boards below the new roof covering.  Another challenge was to ensure the upstands and kerbs at roof edges were also of compliant heights, and the Building Consultancy Team achieved this by designing a warm roof with firings to create the fall, and extending the service penetrations where necessary.

 

Other facilitative works included removing a redundant upstand, raising roof lights, replacing stone copings with metal capping’s, repointing, new gutters and fascia’s, and renewing lead flashings.

 

SHW are happy to report that the project was completed in time frame of 3-weeks and within the original budget of £60k.
