SHW’s Building Consultancy Department completes refurbishment project at Lee’s House, Brighton.

SHW’s Building Consultancy Department has completed a refurbishment and modernisation of the communal areas serving Lees House, Dyke Road, Brighton. The property is within walking distance of some of Brighton's most popular attractions: the seafront, the Lanes and Churchill Square Shopping Centre.



The project was completed in two phases with a works programme of 24 weeks.  The team were appointed to provide architectural, principal designer, project management, contract administration and cost consultancy services. 

Phase one consisted of the refurbishment and modernisation of the reception and common ways. 

 

One of the main challenges involved undertaking works while providing safe and suitable access for the occupants.  Acting as Principal Designer, SHW undertook a design risk workshop with the project team to understand the risks involved and produced a pre-construction information pack to be appended to the specification, highlighting the risks to the contractors tendering for the works.         

 

 

To assist with the Landlord’s assessment of their ESG requirements, phase two consisted of converting the lower ground floor office into shower rooms, drying facilities, secure cycle storage, and cycle maintenance facilities

 

The works took careful space planning to ensure all requirements were allocated for.  The introduction of showers meant exploratory investigations were required to ensure adequate drainage was provided.
