SHW - Party Wall Award – Norfolk Square, Brighton

SHW’s Building Consultancy Team was appointed to represent the adjoining owner regarding a party wall matter at Norfolk Square, Brighton. When construction or alterations are proposed near a shared wall, the applicability of the Party Wall Act must be considered based on the specific nature of the works.

Party wall awards are essential for preserving amicable relations between neighbours, protecting the interests of all parties involved, and providing a clear legal framework for project execution.

 

In this case, Paul Armstrong Building Surveyor for SHW served as the party wall surveyor acting for the adjoining owner. Although instructed by the adjoining owner, SHW was obligated to remain impartial throughout the process.

 

The responsibilities undertaken by SHW included evaluating the proposed works and collaborating with the building owner’s party wall surveyor during a joint site inspection. The building owner’s surveyor prepared a schedule of condition for the affected properties, which was subsequently reviewed and approved by SHW.

 

Furthermore, Paul Armstrong examined the draft party wall award prepared by the building owner’s surveyor, issued constructive feedback, and requested revisions as needed. Upon reaching consensus among all parties, the surveyors signed the award on behalf of the building owners, thereby authorising commencement of the works.
