Initial Instruction: Dilapidations Services

The project commenced with SHW being appointed to deliver dilapidations services. This typically involves assessing the condition of the property and identifying breaches of lease obligations by the outgoing tenant. SHW produced a detailed dilapidations schedule, clearly outlining the necessary repairs and reinstatement works required to restore the property in line with the lease agreement.

 

Specification of Works and Project Delivery

Building on the dilapidations schedule, SHW prepared a comprehensive specification of works and assumed the roles of Contract Administrator and Project Manager. Upon successful completion of the works, all relevant compliance certification was provided and the building was handed over in readiness for occupation by a new tenant.

 

Post-Completion: Licence to Alter Review

Following practical completion, SHW were appointed to review the incoming tenant’s proposed fit-out works for Licence to Alter purposes. This involved assessment of the tenant’s plans to modify the property, ensuring that any alterations would not compromise its structural integrity or future value.
