Luke Longley is a Director based in our London and South London office. He holds a Bachelor's degree in Geography and a Master's in Real Estate. Luke joined SHW in June 2016 as a Graduate Surveyor and qualified as a Chartered Surveyor in 2019.
He currently works within the London/South London Professional team. In particular, dealing with all aspects of Business Rates and Lease Advisory work.
Luke oversees the Graduate and Apprentice Program at SHW. This involves helping all candidates looking to sit their APC and ensures they receive the correct experience in order to pass their APC. SHW has between 30 and 35 graduates and apprentices at any one time.
Clients include: Schroders, CBRE Investment Management, First Property Asset Management, Parham Holdings, Mactaggart Family and Partners, Whitgift Foundation, Hyde Housing, Harwoods, Evolve Estates, Ethos Property, Greystar, Store Property and Boyden Tiles.
Project experience – Business Rates
Investment Portfolio Clients
Luke acts for several large owners of commercial property and secures rates deletions on vacant property. This reduces client’s liability to £0. Over the last year, Luke has saved clients over £10 million in rates.
Occupier Clients
In addition to helping owners with rates, Luke also acts for occupiers and seeks to reduce their business rates liability. Recently, Luke secured a rates rebate of £300,000 for one client on a warehouse in Croydon.
Project experience – Lease Advisory
Luke acts for landlord and tenants in lease and rent negotiations. This is on retail, offices and warehouses.
One example is a 40,000 sq.ft office in Croydon where Luke manged to secure an increase in rent of just under 20%.
Luke acts for a private landlord client on a retail parade in Barnes. Despite the difficult market for retail he has managed to secure increases across the portfolio whilst also maintaining the positive landlord and tenant relationship.
Lastly, Luke acts for several large funds on industrial property in Croydon where rent increases of nearly 40% have been agreed.
