SHW - Project Completion: CAT A Office Refurbishment

SHW has successfully delivered Phase 2 of a significant CAT A office refurbishment. The building consultancy department offered comprehensive support throughout the project, guiding the client from initial dilapidations to the handover of a high-quality workspace. The focus remained firmly on enhancing user experience and ensuring sustainability.



 

Key Responsibilities

 

  • Dilapidations: Preparation and negotiation of a financial settlement with the outgoing tenant.

  • Employer’s Agent: Oversight of project delivery from inception to completion, ensuring quality standards, budget compliance, and adherence to the programme.

  • Contract Administration: Management of contractual requirements to facilitate seamless project execution.

  • Cost Consultancy: Provision of budget guidance, cost planning, and financial oversight throughout the project lifecycle.

 

Project Outcomes

 

The refurbishment delivered 40,000 sq ft of CAT A office accommodation, complemented by 6,000 sq ft of adaptable, high-quality plug-and-play suites. These areas are equipped with conference and wellness amenities. The project encompassed an extensive strip-out to shell and core, a full replacement of MEP services with a decentralised VRF system, and the installation of modern “superloo” washroom facilities.

Additionally, a section of the basement car park was converted into a state-of-the-art gym featuring changing rooms, showers, a drying room, and secure bicycle storage, supporting active travel initiatives.
