SHW - Project Completed: Partial Pitched Roof Replacement

Lovers Walk is a multi-tenant office property under the ownership of Hargreaves Management Ltd, with SHW serving as the appointed managing agents. The partial pitched roof replacement was tendered, commissioned, coordinated, and overseen by SHW BCD.




Scope of Responsibilities:

Coordinating the design, specification, and procurement of the works.

Preparing and administering the building contract.
-
Managing communication between the client and contractors.
-
Overseeing project progress, quality, and programme delivery.
-
Conducting site inspections to ensure compliance, workmanship standards, and health and safety.

Managing variations, valuations, and contract instructions.
-
Leading the project through to practical completion and final sign-off.
The need for these works was identified during SHW’s routine monthly inspections. Although several spot repair methods had been applied to this section of the roof, the advanced age and brittleness of the existing slates led to further deterioration rather than improvement. Consequently, it was recommended to the client that full replacement was required, and approval to proceed was obtained.
The project involved the renewal of a partial pitched roof, which included the following activities:

Removal and replacement of all slate tiles.

Upgrading the existing sarking felt to a high-performance breather membrane.

Installation of new timber battens.
-
Renewal of hip tiles and hip irons.
-
Installation of tile catchers and snow guards to enhance safety.

Ensuring full compliance with current Building Regulations.
