Refurbishment and Repositioning of 27 Queen Anne’s Gate, Westminster

Situated in a prestigious Westminster location, this project involved the transformation of three outdated office floors within a fully occupied building. The aim was for SHW’s BCD team to reposition the space for the modern market by delivering high-quality, flexible office accommodation ready for immediate re-letting.

The Challenge
Working within a live environment presented significant logistical challenges, requiring careful coordination to minimise disruption to existing occupiers. The existing layout was heavily compartmentalised, limiting natural light and flexibility, while the specification no longer met the expectations of premium SW1 office tenants.
The Solution
A full strip-out was undertaken, removing all cellular offices, meeting rooms and glazed partitions to return each floor to an open-plan shell. This enabled a complete redesign focused on flexibility, light and functionality.
New SAS metal suspended ceilings were installed with integrated lighting and HVAC systems, creating a clean and contemporary aesthetic while improving environmental performance and acoustics. High-quality finishes were introduced throughout, including feature wall treatments and full redecoration to elevate the overall look and feel.
Modern workplace amenities were a key focus. Each floor was equipped with new kitchens featuring fitted cabinetry, stone-effect worktops, high-spec appliances and boiling, chilled and sparkling water taps. Washrooms were fully refurbished with new sanitaryware, tiling and ceiling systems, providing a consistent, high-end finish.
Upgraded electrical and data infrastructure, including premium floor boxes, ensured the space could support modern business requirements. Karndean flooring was installed
across office and kitchen areas, completing a durable and visually cohesive environment.
The Outcome
The refurbishment successfully transformed three tired, inefficient floors into bright, open-plan office spaces finished to a high specification. The new layouts maximise flexibility and usability while aligning with the expectations of modern occupiers in a prime central London location.
Despite the constraints of an occupied building, SHW managed to deliver the works efficiently through careful phasing and strong project management. The floors are now fully revitalised, highly marketable, and ready for immediate re-letting.
