External Refurbishment of Flats in South Lambeth

SHW’s London Building Consultancy Department was engaged as Contract Administrator and Principal Designer to manage the refurbishment of a period residential property in South Lambeth, London.

Project Overview
The building, consisting of multiple flats, required significant external fabric repairs due to ongoing weathering, deteriorated render, and general surface wear. Additionally, concerns regarding the integrity of the main roof called for a comprehensive strategy focused on effective restoration and long-term preservation.

Project Delivery
SHW managed and oversaw a comprehensive program of external refurbishment works comprising key elements as outlined below:

Liquid Waterproofing to Main Roof

A high-performance, liquid-applied waterproofing system was installed on the main roof, providing a seamless and robust protective layer. This approach ensured that all substrates and junctions were thoroughly encapsulated, enhancing long-term durability and reducing the risk of future water ingress.

Render Repairs

Damaged sections of render were removed, stabilised, and repaired with breathable, compatible mortars. Special attention was paid to restoring original mouldings and architectural profiles, thereby preserving the building’s historic character and visual integrity.

External Redecoration

Following thorough surface preparation, façades were redecorated with premium masonry coatings to improve both aesthetic value and weather resistance. Architectural features including balustrades and window surrounds were carefully restored, resulting in a consistent and refined appearance throughout the property.

The contractual period for this project extended over 12 weeks, commencing in August 2025 and concluding in November 2025. The total contract value was approximately £120,000.
