SHW’s Building Consultancy Team have recently carried out a reinstatement cost assessment (RCA) for one of their Property Management clients in Brighton. These are recommended to be carried out every three years as per RICS guidance, with desktop updates yearly.

An RCA estimates the cost to fully rebuild a property in case of total loss.  It essentially determines the "declared value" for insurance purposes, ensuring the client has the correct level of coverage. It is important to ensure that a building is not either over or underinsured.

Located in central Brighton, this property features a Grade II listed townhouse alongside a large modern extension containing both commercial and residential units.

The assessment consisted of a site survey and desktop research using BCIS data. The declared value was updated which enabled the client to ensure that their building was correctly insured.

Paul Armstrong, SHW Building Surveyor commented, “A Reinstatement Cost Assessment ensures a property is properly insured against loss. Without it, clients risk underinsurance and unexpected financial exposure. At SHW, we provide accurate valuations to protect our clients’ assets and meet their insurance requirements.
