SHW - Planned Maintenance and External Refurbs

SHW’s Building Consultancy Team were appointed to prepare a 10-year planned maintenance schedule for an 11-storey residential block in Hove. Following issue of the maintenance schedule SHW attended multiple board meetings to discuss the maintenance plan, budget considerations, phasing of the required maintenance works and considerations to minimise the project expenditure.



SHW were subsequently instructed to prepare a specification of works for external maintenance and repairs to the west elevation. The scope of work included repointing the elevation, redecorating, replacement of leadwork, and replacing weathering details at all window openings.

 

The project also included defect diagnosis relating to moisture issues of the ground floor flat. Modifications were therefore undertaken to the downpipes and perimeter drainage to overcome the moisture ingress issues. These works required existing and proposed drawings to be prepared in order to submit a planning application, which was undertaken by our architectural department.

 

The external works programme was successfully delivered to a high standard. Furthermore, the client now has a clear understanding of the future works and potential expenditure required to maintain the block over the next 10 years.

 

The client was very happy with SHW’s delivery of the project. Ashley Reuby noted the key to the project was good communication between the project team and client, this enabled variations to be dealt with in a professional and timely manner.
