London Square Partners and Clarion Housing Group have started work on a major mixed-use scheme next to West Croydon station that will create a new destination for the area. The £90m London Square Croydon development forms a major part of the West Croydon Masterplan and will provide new homes, an attractive public square, shops and cafes. Construction work follows completion of the purchase of the St Michael’s Courtyard site, on which SHW advised the vendor, Portman Square Holdings. Additional land was acquired from the Church Commissioners.

The development will feature two brick buildings of 21 storeys and 25 storeys, accommodating 240 apartments, of which 55% will be affordable. In addition, 10,000 sq ft of retail and offices will be provided at street level, alongside a new piazza, with pedestrian links to the railway station.

The private apartments are expected to be completed in November 2023, with the shared ownership apartments due to complete in March 2024.

This development will benefit from being next to one of the best transport interchanges in south London, combining tram, heavy rail, underground and bus station in one location. We are delighted to have helped deliver such an important and pivotal regeneration scheme in West Croydon.
