26,000 sq ft Brighton office sale

Acting on behalf of Epsom-based private property company, Cromwell Holdings Ltd, SHW investment have sold Exion 27, a sizeable office and industrial complex for over £5million to a Dorset-based pensions company.



With established tenants of 10+ years tenure, Exion – built in 2001 - elicited keen interest from a wide range of buyers.


Cromwell’s Managing Director Darren Bradley commented: “It has been a pleasure working with SHW to achieve such a satisfactory sale which meets Cromwell’s objective of gradually reducing its weighting to the office sector in favour of logistics property. This ends a long association with Exion 27, having developed the property in 2001 and we are most grateful for the expert advice of SHW over those years from site acquisition, development, letting and professional work to the eventual sale.”


SHW Investment Partner Nick Bradbeer said: “Given a lack of space of this age and quality in the city it’s not surprising the sale garnered good interest at an initial yield of circa 7%.”
