Structural Repairs to Office Car Park

SHW is acting as contract administrator for structural repair works to a car park at an office building near the M25 in Kent. Our Gatwick Building Consultancy team has supported the project from the initial investigation of the defects through to the start of the works.

Defect investigation

We carried out intrusive investigations to determine the source of the structural defects.

These investigations confirmed that water ingress had led to corrosion of the steel frame and corrugated metal deck within the two-storey car park.
Remedial structural design management
We obtained fee proposals and managed the appointment of a structural engineer to develop the remedial design and ensure the structure could be safely restored.
Specification development
We prepared a specification that addressed the underlying causes of the defects and incorporated the engineer’s repair design, including reconstruction of parts of the car park and the installation of tertiary steel supports.
Tender review and contractor instruction

We reviewed tender submissions to confirm that each contractor had priced the works correctly.

We also identified missing allowances for the specified lightweight concrete and expansion joints, reducing the risk of losses for the contractor or variations after contract award.
We then appointed the successful contractor and prepared the Letter of Intent together with the JCT contract documentation.
Contract administration
SHW Gatwick is administering the project throughout the works, with responsibility for managing programme, cost and quality.
This includes overseeing contractual compliance, valuations and payment processes to support efficient delivery for the client.
Project completion
A further update will be provided once the works have been completed.
