Surrey office trends – 5,000 sq ft sweet spot?

On behalf of the landlord CLS, SHW have let 5,000 sq ft of the ground floor of Cassini Court, Leatherhead to local charity Rainbow Trust. Joint agents were Hanover Green.

Furthermore, the ground floor of Global House, Epsom (5,400 sq ft) has been let to global engineering firm McDermott on behalf of CBRE Global Investors, who undertook a full refurbishment to include new raised floors, ceilings, LED lighting and air conditioning. The investment paid off as before the works were finished McDermott agreed to take the space.

SHW Business Space Partner Mark Skelton said: “At present 5,000 sq ft seems to be the optimal space requirement. The example of Global House shows if landlords are willing to put the initial investment in, there are rewards to be had in terms of timely lettings at a higher rate.”
